This year, our community has done it again, making our way onto the RCLCO Rankings Top 50 Master-Planned Community list.
The RCLCO offers market research and consulting for developers, home builders, investors, and more. One other vital service they offer is providing the public with unbiased third-party assessments of national master-planned communities through their annual master-planned community report.
Since 1994, the RCLCO has identified the top-selling MPCs in the country. The ranking is based on the total new home sales reported, a strong signifier of homebuyer appeal and resident satisfaction.
The report includes what are defined as true master-planned communities. These differ from other communities in that they include a wide range of housing styles, amenities, and community amenities. Ideal communities may also showcase a strong architectural vision, and elements designed to encourage connection between residents.
The health of the master-planned community industry tells us a lot about the overall trend within the greater housing market. Master-planned communities are unique in that they provide unparalleled community engagement through a range of innovative amenities, from public parks to schools. Simply put, master-planned communities attract a wide range of homebuyers from all stages of life, which provides a meaningful sample size when forecasting the trends within the housing market as a whole.
Overall, the MPC market has stayed resilient despite less-than-favorable interest rates. This shows a steady demand for diverse housing options and communities featuring unique amenities, which are hallmarks of successful master planned communities.
The state of Texas alone accounted for 35% of the sales among all of the ranked communities. Meridiana is part of the top-performing metropolitan area, Houston, along with 11 other communities listed in the report. Houston communities contributed 7,500 home sales, representing 22% of all sales on the list. Meridiana represented 7.4% of all sales in Houston, with 555 home sales.
Meridiana made great strides this year, with a 12% increase of year-to-date home sales for 2024.
According to RCLCO Rankings Top 50 Report, economic conditions, moderating interest rates, and steady consumer demand look to be positive markers for the industry in the coming years. They estimate that these conditions provide a good indication that new home sales should continue to improve throughout 2025 and into 2026 as well.
