Construction is underway at Shops at Meridiana, the first retail project at the entrance of Meridiana offering close by dining and conveniences for residents of the 2,700-acre master-planned community of new homes and other nearby neighborhoods.
Located minutes south of Pearland at 3331 Meridiana Parkway, Shops at Meridiana will feature 15,489 square feet of space for a Starbucks with indoor seating and drive-thru service, Center Court Pizza & Brew, Meridiana Urgent Care, Rosharon Smiles Dental and Today’s Vision. Tenants are expected to open in March/April 2022. A 1,310 square-foot space in the center of the project remains available. Leasing for the project is being handled by Hunington Properties.
Tenants in Shops at Meridiana will benefit from the center’s location at the entrance to Meridiana, ranked at mid-year 2021 as one of the nation’s top-selling master planned communities by RCLCO Real Estate Consulting. At build-out, the award-winning community will offer approximately 6,500 homes. It currently has over 1,000 residences.
Meridiana also features an onsite elementary school, located a half mile from the new retail project; a new junior high school, 1.5 miles away; and Alvin ISD’s 10,280-seat Freedom Field, located two miles from the center. In August 2022, the new Iowa Colony High School will open adjacent to the community. Meridiana also hosts fun runs, Farmers Markets, outdoor festivals and live music in its nearby Oasis Village.
By 2025, the burgeoning area within a seven-mile radius of Shops at Meridiana is expected to have a population in excess of 108,000, according to Hunington Properties.
To reach Shops at Meridiana, take the Meridiana Parkway exit from Texas 288 heading north or south. Heading south from Pearland, take the parkway exit and turn left onto the overpass.
