Meridiana Parkway, the four-lane boulevard stretching from Texas 288 through the master-planned community of Meridiana, is now open to Highway 6 creating a second direct access point to the fast-growing community of new homes minutes south of Pearland.

“Our new Highway 6 connection is particularly convenient for residents in our second phase of new homes,” notes Meridiana developer Matt Lawson.
Besides providing a connection from Highway 6 to Texas 288, the nearly five-mile parkway runs alongside Meridiana’s new onsite Jackie Doucet Caffey Junior High School, opening this fall. It also winds past Meridiana Elementary, the community’s Oasis Village, Little League ball fields, walking trails, lakes and rolling green spaces.
Lawson adds the extended parkway will ease accessibility from Manvel to the new Iowa Colony High School, opening in fall 2022 adjacent to Meridiana, and Freedom Field, Alvin ISD’s regional football stadium.
Meridiana opened in 2015 with its primary entrance at Meridiana Parkway and Texas 288.

The fun starts with Bounce It Up Into Spring Break, a week of free bounce houses, Cornhole and other fun-filled activities, starting March 15 in our Oasis Village. The week of Spring Break fun culminates Saturday, March 20 with a family field day, music, face/hand painting, bounce houses, food trucks and more.
In March, we also welcome the return of our popular Food Truck Friday (March 5 from 6 – 8 p.m.) and the always-anticipated Meridiana Farmer’s Market on Saturday, March 27 from 10 a.m. – 2 p.m.
Later in the spring, one of Brazoria County’s biggest pup parties of the year, Paws on the Parkway, comes to Meridiana on Saturday, April 3. Bring your four-legged friends for a howling good time with performances by the high-flying Houston Disc Dogs, photos with the Easter Bunny and more! As workers put the finishing touches on Meridiana’s newest onsite school, Alvin ISD administrators are touting Jackie Doucet Caffey Junior High as a next-generation campus, the latest to incorporate the best ideas and designs from other junior highs in the district.
As workers put the finishing touches on Meridiana’s newest onsite school, Alvin ISD administrators are touting Jackie Doucet Caffey Junior High as a next-generation campus, the latest to incorporate the best ideas and designs from other junior highs in the district.
Opening this fall, Meridiana’s second onsite school offers spacious classrooms, about 10 percent larger than other junior high schools, extra-wide hallways with flex break out areas, ample natural light and commissioned mural art.
Its signature student-centered space is the amphitheater-style Learning Stairs, ideal for promoting collaboration, flexibility, creativity and wellness. Located next to an open-concept library, the stairs can be transformed from an informal group meeting area to a formal teaching or lecture space.
Other campus features include a studio-quality theater with built-in lighting; semi- and fully soundproof rooms for theater arts, band and choir; expansive art room with polished marble floors and a Kiln Room for pottery making; large chemistry and science labs; technology lab with extended space for robotics building; theater-style outdoor classroom space with outlets for laptops; and a technology studio for the study of digital graphics, coding and other platforms.

Meridiana’s waterfront Oasis Village once again filled with the spirit of the holidays as Merry Meridiana Market, one of the area’s largest family holiday events, returned with more than 50 locally-owned craft vendors, petting zoo, food truck cuisine, balloon artists and of course, photos with Santa & Mrs. Claus.

Students at Meridiana’s new onsite Jackie Doucet Caffey Junior School, scheduled to open fall 2021, will be known as Cardinals with school colors of brilliant red, yellow and black.
Fifth and sixth-graders who will soon become the first students at Iowa Colony High School chose the Pioneers as their mascot with distinctive colors of forest green, silver and black. Iowa Colony High School will open in fall 2022 adjacent to Meridiana.
When the two new schools open, Meridiana will be the only Texas 288 community of new homes with all three levels of education within or adjacent to the community. Meridiana Elementary, located next to our Oasis Village, opened in 2016.

Located off Meridiana Parkway less than two miles from Highway 6, the gated Serenity at Meridiana section will feature 144 homesites, its own clubhouse, pool and other fitness and recreation features. Maintenance items included in the section’s HOA fees are front yard grass mowing and edging, termite treatment and exterior pest control, lawn fertilization and weed control and front yard flowers and shrubs in select areas.

Four new Little League baseball fields are now open in Iowa Colony City Park at Meridiana, part of more than 100 acres of city parkland, playgrounds, open green space, multi-purpose fields and volleyball courts donated and built by Meridiana, the community of new homes at Texas 288 and Meridiana Parkway.

The second phase of the park involved a funding partnership between the City of Iowa Colony, Meridiana and the Manvel-Iowa Colony Lions Club. The partnership allowed Meridiana to build four all-grass fields with dirt infields adjacent to the community’s Oasis Village at 4003 Meridiana Parkway.
Located at the newly named Lions Ball Park, each of the four fenced fields were built to Little League standards with bleacher seating behind their respective home plates.
The fields also are walking distance to Café Sol, Meridiana’s onsite restaurant offering lunch and dinner entrees, burgers and sandwiches, pizzas from a wood-burning oven, soups, salads, starters and house-made desserts.
“The members past and present of the Manvel-Iowa Colony Lions Club are elated to achieve our promise of providing these ball fields for our local children. Through many years of the club’s hard work and the generous support of our sponsors and community, we have accomplished a dream come true,“ says Tom Amundsen, president of the Manvel-Iowa Colony Lions Club.
“Most of us have fond memories of growing up playing Little League,” he adds. “We are delighted to provide funding for this project and give children in the area the opportunity to enjoy the same wonderful experiences.”
In addition to Meridiana providing funds for the ballfields, the Manvel-Iowa Colony Lions Club contributed $350,000 to build the fields, the result of fundraisers held over the past several years.

Meridiana Completes Record Sales Year of New Homes South of Pearland

New home sales in Meridiana, the community of new homes south of Pearland, skyrocketed 70 percent in 2019 as buyers flocked to the community in record numbers.
The Texas 288 community recorded 267 new home sales in 2019, a dramatic jump largely attributed to its new parks and community amenities, quality builder line up and new neighborhoods, according to Matt Lawson, vice president of Meridiana developer Rise Communities.
“Buyers will always be attracted to ‘new’ and we certainly had plenty of new features in 2019,” he says.
Last year, the top-selling Texas 288 community added Drees Custom Homes while opening several new models and a new, gated section of coveted, 50-foot homesites stretching 150 feet in length.
Meridiana opened its Park at Adventure Lake complete with an expansive lake for catch-and-release fishing, kayaking, canoeing and paddle boarding. It also opened the five-acre Explorer’s Park and extended its trail system from 12 to 15 miles.
Construction started on Meridiana’s new onsite Alvin ISD middle school, scheduled to open fall 2021. A new high school, currently under construction, also is planned to open adjacent to the community fall 2022. The additions will establish Meridiana as the only Texas 288 community of new homes offering all three levels of education within or adjacent to the community.
In 2020, Meridiana will welcome new luxury townhomes by Lennar and several new sections featuring 45 - 80-foot homesites with new homes from the low $200s.
Five new models by Chesmar Homes, David Weekley Homes, Perry Homes and Plantation Homes also are expected to open.
Later in the year, work crews are expected to complete the extension of Meridiana Parkway from its Texas 288 entrance to Highway 6, a major step in creating new access to the community of new homes.

An expansive family park with shaded playground and lake experience for catch-and-release fishing, kayaking, canoeing and paddle boarding is coming to Meridiana, the community of new homes off Texas 288 minutes south of Pearland.

Scheduled to open to the public by May, Meridiana’s 25-acre Park at Adventure Lake will feature a 23-acre linear lake, roughly the size of 17 football fields, where families can bring their own gear and equipment to fish, kayak, canoe or paddleboard.
Two acres of green space situated at the lake’s midpoint will offer a sprawling playground under a large canopy where children can enjoy an Overhead Trekker Ladder, Tightrope Bridge, Boogie Board, Talk Tubes, Sol Spinner and other play equipment. The park space also will feature a boulder play field for rock climbing and exploration, an open play area and ample seating.
A floating bridge across the lake will connect the play area to more than a mile of tree-lined hike-and-bike trails making the park walkable from several of the community’s neighborhoods.
“It’s certain to become another signature feature of the community,” notes Matt Lawson, vice president of Meridiana developer Rise Communities. “We also have several smaller pockets parks opening this year.”
Meridiana also is home to Iowa Colony City Park, 11 acres of tree-lined play space adjacent to the community’s Oasis Village with quadplex basketball court, grass volleyball courts, central lawn and a tree-lined walking trail winding the perimeter of the green space. The setting is part of a larger, 100-acre park site to be developed in the future.
“Amenities for families, from parks to our Oasis Village, are certainly among our top selling points,” adds Lawson.

Scheduled to open this summer in Meridiana’s Bell Ridge neighborhood, the four-acre Explorer’s Park will feature climbers, slides, swings and other play equipment – all under a shaded canopy – with a tree-lined green space large enough for soccer, touch football and other group activities.
The new park and playground experience also will offer ample seating, a quarter-mile walking path encircling the setting and drinking fountain.
Explorer’s Park is expected to open shortly after the award-winning community opens the Park at Adventure Lake, a 23-acre lake experience for catch-and-release fishing, kayaking, canoeing and paddle boarding. The park also will feature a sprawling, tree-lined setting and shaded family playground.
“Our goal is to have a family park experience within walking distance of every Meridiana neighborhood,” says Matt Lawson, vice president of Meridiana developer Rise Communities.

Meridiana has announced it will open new model homes, expand its collection of builders, add new parks and extend Meridiana Parkway – all in the first quarter of 2019 as the community of new homes enters its second full year.
MANVEL/IOWA COLONY, TX (January 30, 2019) – Meridiana has announced it will open new model homes, expand its collection of builders, add new parks and extend Meridiana Parkway – all in the first quarter of 2019 as the community of new homes enters its second full year. By March, Meridiana newcomer Drees Homes will open its first model in the Texas 288 community, joining new models to open in the first quarter by David Weekley Homes and Highland Homes. The new models will be located on 50- and 65-foot homesites.
“More models and more builders certainly means more selection for homebuyers,” says Matt Lawson, vice president of Meridiana developer Rise Communities. “Our 50- and 65-foot homesites are among our most popular.” Along with welcoming Drees Homes and its new models, the 2017-2018 GHBA Community of the Year will open the second phase of the 100-acre Iowa Colony City Park behind the community’s Oasis Village, a waterfront park and neighborhood pocket park.
The first quarter also will signal the start of construction of Meridiana’s new onsite Alvin ISD middle school and a high school adjacent to the community. The additions will make Meridiana the only Texas 288 community of new homes with multiple onsite schools. Meridiana Parkway will be extended almost a mile to the new middle school.
“Between our new models, new schools and new parks, one would be hard pressed to find a Texas 288 community with more activity to start the year,” adds Lawson.

Two New Alvin ISD Schools Coming to Meridiana

MANVEL/IOWA COLONY (November 9, 2018) – The fast-growing Texas community of Meridiana, which in 2016 welcomed the Alvin Independent School District’s first school south of Highway 6 and east of Texas 288, will soon be home to a new middle school and high school as young families continue to flock to the area.

The new onsite middle school is expected to open in the fall of 2020 while the new high school is scheduled to open its doors for the fall semester of 2021 when Meridiana will be the only community in the area with an onsite elementary, middle school and high school.
Meridiana Elementary opened in 2016. The community is also home to Alvin ISD’s new varsity football stadium, Freedom Field, which opened earlier this year.
“Meridiana was designed with a focus on education and these new schools certainly will contribute to this theme,” says Dan Naef, president of Meridiana developer Rise Communities. “Residents enjoy learning and discovery experiences for all stages in life, from young children to active adults.”
One of Houston’s top-selling master-planned communities, Meridiana is attracting young families with the appeal of new homes near Pearland from the low $200s to the $600s, a resort-style Oasis Village featuring the new Café Sol, onsite schools and a Texas 288 location minutes south of Pearland. More than half of the community’s homebuyers list Pearland as their previous home address, according to Naef.
“Onsite schools are a huge selling point for a community,” he adds. “To have a new elementary, middle school and high school within minutes of our new homes, and in some cases walking distance, is a big plus.”
Like Meridiana Elementary, the two new schools are expected to present a modern look and feel with a strong emphasis on modern instruction technologies and collaborative learning spaces.
Meridiana’s new schools were made possible by the passage of a bond which will fund two other Alvin ISD schools. As a tax ratification election, the projects will be funded with no increase to the Alvin ISD tax rate.

Are you ready for some football? This is going to be the best season ever. The mighty Manvel Mavericks kick off the 2018 football season at the new Freedom Field. Located in Meridiana, it’s an open concourse design, which will make watching games and hosting community functions a distinct pleasure. This magnificent 10,280-seat stadium features the latest in artificial turf, and sports a two-story press box with an eagle-eye view. The field's development has been a labor of love. In 2015, the funding for the stadium was approved as a part of a $245 million school bond package. The stunning new stadium sits at Iowa Colony and County Road 65. It will be used by the Manvel Mavericks and the Shadow Creek Sharks this season.
The Manvel Mavericks are coming into the 2018 season hot with coach Kevin Hall. The team finished 2017 with a 14-1 record and made the state finals. So we can’t wait to see what they’ll do in 2018 in a new home. The team will play 5A-2 Region III District 11. The Manvel Mavericks are ranked sixth in the state and 57th in the nation.

Meridiana’s flood control measures far exceed locally mandated standards. All Meridiana homes are above the 500-year floodplain rather than the 100-year floodplain like most communities.

In fact, the system has already been tested. There were no reports of water damage at any Meridiana homes as the result of Hurricane Harvey.

Meridiana Opens New Section With Highland Homes, Plantation Homes

MANVEL/IOWA COLONY, TX (May 31, 2018) – The Texas 288 community of Meridiana, located minutes south of Pearland, has opened a new phase of 40-foot homesites where Highland Homes and Plantation Homes will build three, four and five-bedroom plans starting in the low $200s.
Fully furnished model homes by both builders also are now open daily.

Homes in Meridiana’s newest neighborhood, Allegro Trails, are expected to appeal to homebuyers in the market for a more affordably priced home with a refreshing way to live, according to Lindsey Denson, Meridiana’s Director of Marketing. Residents in the new Meridiana neighborhood also enjoy weekly lawn care and annual mulching of their flowerbeds as part of their home owners association fees.
“We’re already seeing quite a bit of interest, particularly with first-time buyers,” says Denson. “Our sense is these new homes will be very well received.”
Highland Homes enters the new Meridiana phase with seven floor plans from 1,588 – 2,627 square feet featuring gourmet island kitchen, open family room, master suite, loft space and options such as a three-car garage and exterior outdoor living space. Plantation Homes presents eight floor plans from 1,500 – 2,482 square feet with standard features including an island kitchen, spacious family room and secluded owners retreat.
Both builders offer one- and two-story plans with several move-in ready homes becoming available.
Opened in 2017, Meridiana offers new homes by Houston’s highest acclaimed builders from the low $200s to the $600s, including those on desirable cul-de-sac properties and in exclusive gated neighborhoods.
Residents enjoy unlimited use of the community’s award-winning lakefront Oasis Village with family pool and custom cabanas, lap pool, splash pad, fitness center, café opening this fall, fishing pier and outdoor area with all-weather ping pong and foosball tables, shaded seating areas and lush central lawn. Iowa Colony City Park at Meridiana will open this Spring adjacent to the Meridiana Amenity Village, 4003 Meridiana Parkway, featuring a large central lawn for soccer, Frisbee, kite flying and backstops for baseball.

Houston’s first community of new homes with outdoor learning labs for all ages, Meridiana was named 2017 Community of the Year by the Texas Association of Builders and Greater Houston Builders Association. Meridiana offers new homes from the $200s to the $500s including those in cul-de-sac and secluded gated sections. The community is located just south of Pearland between the Texas Medical Center and most major Brazoria County employers.

With its Amenity Village complete and sales of new homes maintaining a healthy pace, the Texas 288 master-planned community of Meridiana has expanded its management team by adding Nina Hutchinson as Lifestyle Coordinator.
MANVEL, IOWA COLONY, TX (January 16, 2017) – With its Amenity Village complete and sales of new homes maintaining a healthy pace, the Texas 288 master-planned community of Meridiana has expanded its management team by adding Nina Hutchinson as Lifestyle Coordinator.
Hutchinson joins Meridiana after a successful career in hospitality where she organized special events, managed staff and developed marketing plans for two of the more popular restaurants in San Marcos.
A former substitute teacher who graduated with a degree in Early Childhood Education, Hutchinson says she was attracted to Meridiana’s commitment to education with its collection of outdoor learning labs suitable for every stage of life.
“We’ll certainly look at resident activities that incorporate the labs – there are lots of possibilities for residents of all ages,” she adds.
At the center of Meridiana’s Amenity Village is the 60-foot Meridian Tower which operates similar to a sun tower by casting a shadow that moves as the Earth rotates while an in-ground sky map and cursor indicates the sun’s motion and altitude over the entire year. Other outdoor labs will focus on wildlife habitats, the solar system and principles of gravity.
Besides adding Hutchinson, Meridiana has named Lizzy Martinez, who previously served as Lifestyle Coordinator, as Marketing Assistant. Martinez, along with Director of Marketing Lindsey Denson, will coordinate efforts to promote Meridiana among Realtors, major employers, non-profit partners and at large-scale community events.
Meridiana is located on Texas Highway 288 and Meridiana Parkway (formerly County Road 56) minutes between the Texas Medical Center and several Brazoria County employers. METRO STAR Vanpool service also is available from the community.
Masterfully designed, Meridiana offers new homes from the $200s to the $500s, including those in cul-de-sacs and secluded gated sections, by David Weekley Homes, CalAtlantic Homes, Highland Homes, Perry Homes, Plantation Homes, Shea Homes, Taylor Morrison and Trendmaker Homes.
